William Hare is proud to mark the topping out of 30 Duke Street St James’s, a landmark development by GPE and the largest commercial reused steel project in London.
Delivered ahead of schedule, the project saw William Hare install 580 tonnes of structural steel, with 439 tonnes recovered and reused. In total, 78% of the steel frame was made from reclaimed steel, primarily sourced from GPE’s former City Place House. This reuse-first approach resulted in a carbon saving of 744 tonnes, representing a 90% reduction compared to using new steel.
Working closely with delivery partners including Mace, the project sets a new benchmark for sustainable construction and reflects William Hare’s commitment to low-carbon innovation and circular economy principles.

The topping out ceremony, hosted by GPE, welcomed over 80 guests from across the supply chain, including representatives from William Hare, Mace, The Crown Estate, and future occupier CD&R. The event featured speeches from senior leaders and celebrated the collaborative effort behind the project’s success.
Designed by Elliot Wood in partnership with Make Architects, 30 Duke Street St James’s is set to become one of London’s most sustainable commercial buildings, with CD&R moving in next summer on a 15-year lease.
